Golden Visa - your ticket to life in Spain
The Golden Visa is a residency permit issued to any non-EU national who intends to invest significantly in the Spanish economy. This can be an investment into property, shares, bonds or a business venture in Spain. A property investment must have a minimum value of €500,000 to be eligible.

The Golden Visa entitles you to live and work in Spain for more than 90 days whilst also allowing you access to public services. Initially, the Golden Visa is valid for two years. It can be renewed indefinitely, in 5-year periods, allowing you to apply for permanent residency after five years and Spanish citizenship after ten years.
Who is eligible for the Spanish Golden Visa?
To be eligible, you must invest in the Spanish property market worth at least €500,000. This could be one single unit or several units that cost €500,000 or more. To confirm ownership, you will need to submit the certificate issued by the Land Registry.
In addition to the investment, you must:
  • Have enough financial means to sustain yourself and your family.
  • Have a clear criminal history.
  • Have no rejected applications for a Schengen visa.
  • Be 18 years old or older.
  • Have valid health insurance in Spain.
Is it possible to get a loan to apply for a Spanish Golden Visa?
No, you cannot apply for a Golden Visa for Spain if you acquire the money via a loan. You must make the initial investment in total.
However, if you purchase a property worth more than €500,000, you can use loans and financing to pay for the amount exceeding €500,000.
