
Introducing Pablo
Pablo is originally from Seville but has been living in Costa del Sol for the last couple of years. He’s got a long experience from the real estate market, working both as a real estate agent and, for the last 5 years, as a mortgage advisor. Today he’s leading the team of mortgage advisors at Habeno.
Tell us about your role
I head the department of mortgage advisors at Habeno, making sure that we turn every stone to get the best terms for our customers. At Habeno we work with the leading banks in Spain and each bank valuate every risk differently when offering a mortgage. By working closely with the banks we get to know how they work and what clients they prefer. Leveraging our relationships, we actively negotiate with all our banking partners, urging them to present us with the most favorable offers for our customers.
How close is your relationship with the banks?
I work really close with the banks, both on a national and regional level. I’m in daily contact with lots of people at the banks, both over WhatsApp, phone and email. Since I’ve been in the business for this long, and speak with some people on a daily basis, we’ve gotten so close that we sometimes grab a beer. Or I could call them on my way home to check how they are. To be honest, I work more closely with many of the banks than I do with my colleagues.
What’s the craziest thing you’ve experienced on the Spanish property market?
When I was working as a real estate agent, I once sold a house where half of the price was paid in cash and the other half was paid in Iberico ham. The purchase contract was very interesting I remember, specifying the quality and minimum sizes of the meat.
What tips do you have for a first-time buyer in Spain?
In general, the process of getting a mortgage in Spain is quite stressful and takes a lot of time, even for local residents. So work with a mortgage advisor that you trust and that really cares about your needs. Make sure you contract a mortgage service and get a pre-approval, to ensure your back is covered. After that you can start looking for properties within your price range and the purchase journey will be smooth and safe.
Besides work, what do you do on a typical day?
I’m passionate about board sports, when I was younger I used to snowboard, but what I never stopped doing is wakeboarding. I’ve been wakeboarding for many years, and used to travel all around Europe and Asia. Nowadays, I try to practice as much as I can. I take every opportunity to go wakeboarding.
What do you love most about Marbella?
I love the weather, but also the combination of having the sea and mountains in the same place. Regardless of your mood for the day, there’s always an outdoor activity available, and thanks to the great climate all year around, you always have something fun to do.
