Introducing Pierluigi
Pierluigi is originally from Rome, Italy, but has been living in Spain since he was 8 years old. Today he's in charge of Habeno’s Legal department and just bought a house in Marbella. Besides helping clients realise their dreams, Pierluigi loves spending time in the kitchen with his family.
Tell us about your role at Habeno
I head the legal department at Habeno, dedicated to ensuring our clients have a seamless experience when buying property in Spain. Within the complex landscape of the Spanish legal system, I manage the validation steps to confirm that the properties our clients are interested in are both authentic and properly registered. A crucial part of my role is to make sure there are no outstanding debts linked to the property. Additionally, I guide clients through the maze of Spanish property taxes, ensuring they’re fully compliant and informed. Every contract undergoes a meticulous review under my supervision, ensuring all legal requirements are met and that our clients’ interests are protected at every step.
What’s the best part of your job?
Helping clients, I love working with realising people's dreams. I can remember a client who came to us and reached out to us when on the brink of losing their deposit because their mortgage application was refused after they paid the deposit, which was 30% of the purchase price. The client was crying on the phone thinking about it. The bank couldn’t understand some of the tax declarations, but most importantly they didn't understand the personal situation of the entire family. We helped them figure it out, adding one applicant and changing some terms while negotiating with different banks at the same time. By doing so, the client got the mortgage approved instead of losing their life savings.
What’s the best thing about living in Marbella?
The obvious response is the weather. Warm temperatures during the summer and fresh temperatures in winter allow you to enjoy the city for 12 months per year.
My favourite spot is probably the Old Town, having a walk and just enjoying life. Also, there’s a lot of great food here, I love gambas al pil-pil, espeto de sardinas and frituras, so any chiringuito on the beach is fine for me.
Do you have any tips for first-time homebuyers in Marbella?
Homebuyers need to understand that Spain probably works in a different way than their own country. Thus, it’s important to keep an open mind and understand that things could be very different from what they are used to. Also, transparency is very important, since we understand that it’s a big investment for the customer and, as a customer. you want to know what’s happening with your application. Therefore we need to have fluid communication so we can help customers through all the paperwork. We don't work for the bank but for our customers which means that my goal is to keep them safe and confident throughout the mortgage process.
